Knob-and-Tube Wiring Replacement in Bridgeport, Chicago

Knob-and-Tube Wiring Replacement in Bridgeport, Chicago — service photo placeholder

Bridgeport's oldest housing stock — frame and masonry workers' cottages built for the industrial workers of the South Side meatpacking and steel corridor — dates from the 1880s through 1910s. These cottages were among the first small residences in the neighborhood to receive electrical service, and that service was installed as K&T. A workers' cottage on Morgan or Lowe built in 1895 and electrified in 1910 has K&T that is now over 110 years old.

The neighborhood's later housing stock — brick two-flats and bungalows built through the 1930s — was less frequently wired with K&T, but early 1920s two-flats in Bridgeport can still have K&T in some circuits, particularly in the older ground-floor units or in attic and basement circuits that were never updated during piecemeal kitchen or bathroom renovations.

What makes Bridgeport unique is the combination of K&T's presence with another common electrical problem: shared metering on two-flats. Many Bridgeport two-flats were built with single metering serving both units — appropriate for owner-occupants in 1920, but problematic for modern owner-tenant arrangements where the landlord ends up absorbing the tenant's electrical costs. K&T removal and metering separation are frequently requested together in Bridgeport, making it one of the neighborhood's most common combined electrical projects.

Our Knob-and-Tube Replacement Process in Bridgeport

Bridgeport K&T projects combine K&T removal with the metering and panel work that this building type typically requires. We begin with a basement walk-through, documenting the existing service configuration, panel condition, K&T extent, and metering arrangement. For two-flats where metering separation is also needed, we scope both projects together and handle the ComEd coordination under a single project plan.

Workers' cottages in Bridgeport are typically frame construction with full basements — giving us good access to the service entrance, the panel, and the basement circuit runs. The attic provides access to horizontal circuit runs and the tops of vertical wall runs. In many Bridgeport cottages, K&T removal requires relatively few wall cuts because the open attic and basement access routes cover most of the circuit.

For brick masonry two-flats, the access is more like our Logan Square and Pilsen work: plumbing stacks and utility chases for vertical runs, attic access for horizontal runs, and targeted wall cuts where other options don't exist. For occupied two-flats, we phase the work one unit at a time with power restored by end of each day.

All Bridgeport K&T work is permitted through the Chicago Department of Buildings. We provide the complete permit closeout documentation at project completion.

Common Knob-and-Tube Issues in Bridgeport

  • Workers' cottage K&T in frame construction — Pre-1915 Bridgeport cottages have frame construction with open wall cavities that make K&T accessible but also mean the original wiring has been hanging in open cavities for over a century
  • Shared metering combined with K&T — Bridgeport two-flats frequently have both problems; we scope K&T removal and metering separation together for maximum efficiency
  • Early 1920s two-flat K&T in ground-floor units — Two-flats built before 1925 often have K&T in the lower unit even when the upper unit was updated; we trace all circuits carefully
  • Insurance flags on recently purchased Bridgeport two-flats — New owners buying investment properties near Guaranteed Rate Field and the 35th Street area are discovering K&T through their first insurance applications
  • Flood-prone basement circuits — Some Bridgeport basements near the Chicago River branch are flood-prone; K&T in low-lying basement circuits presents additional hazard if wiring is subject to moisture exposure
